Terms and conditions

The owner of the online store is OÜ Ethel Consulting (hereinafter referred to as the online store) is 14458808 (registry code), located at Kaupmehe 19, 10104, Tallinn Estonia.

The validity of contract of sale, product (accommodation) and price information

The standards conditions of sale apply to bookings made via the online store.
The prices of the accommodation in the online store are indicated next to each property.
All prices are in Euros (€). Accommodation information is provided immediately adjacent to the accommodation in the online store.


Check In is after 4PM and Check Out is latest at 11AM

The property should be left in the same condition as it was before check in. 

Number of Guests: please ensure total guests match that on your booking. The maximum amount of guests for each property is listed under the booking form and cannot be exceeded.

There is zero tolerance for parties. Keep noise to a minimum after 10pm There shall not be smoking inside the home. No parties or events are allowed. If these house rules are violated, you must vacate the apartment immediately and are subject to a fine.

A security deposit might be required, and the amount is indicated under each property ( it might differ depending on the size of the property.)

Once the booking has been confirmed, the client will receive an email confirmation. Inside the confirmation you will find the exact property address together with the driving directions. The host will either meet you at the property on your arrival and provide you a set of keys and property tour or you will be given an electronic access code to the key box located at the entrance of the property ( we will include visual photos to explain and ensure you find the location of the key box easily) – inside the key box you will find a set of keys to enter the property.


Choose the desired property and dates and request to book via our online booking form. Fill in all of the required fields. We will then email you within 24 hours with the confirmation of availability and the total cost of the booking. This can be paid securely within 24 hours via the following payment methods provided by Maksekeskus AS:

  • Estonian bank payments: Swedbank, SEB, Luminor, LHV, Coop Pank, Pocopay, Citadele
  • Card payments: Visa / MasterCard

Please note no booking is confirmed until the full prepayment has been received.

NB! When using a bank link payment confirm the order and then click on the ‘Return to merchant’ button. The personal data necessary for the execution of payments is transferred to authorized processor Maksekeskus AS. The contract enters into force when the amount payable is transferred to the bank account of the online store.

If we cannot provide the chosen accommodation for the desired dates or for any other reason, the purchaser will be informed as soon as possible and the money will be refunded promptly, but no later than within 14 days of receiving the notification.


All booking requests that are confirmed by us are subject to our cancellation policy. The cancellation fee applies to the total of services booked and confirmed at the moment of cancellation. A cancellation should be communicated in writing, using email


Cancellations up to 30 days prior to planned arrival: no cancellation fee. Up to 30 days before arrival: 50% cancellation fee. Reservations cancelled shorter than 14 days before planned arrival will be fully charged.


Changes in the confirmed arrival dates can be requested by Email  ( ) up to 14 days before planned arrival. We will try to accommodate your request but cannot guarantee this due to possible other reservations or being fully sold out. Please note also that there might be a price difference for the different date range. The availability and price difference (if any) will be communicated back to you over the email.


The online store only uses the personal data entered by the purchaser for processing the order and sending information about the booking to the purchaser. The online store sends newsletters and offers to the purchaser’s e-mail address only if the purchaser has expressed their wish to receive them by entering their e-mail address on the website and indicating their desire to receive direct mail. The purchaser is able to opt-out of offers and newsletters sent to their e-mail address at any time by letting us know via e-mail or by following the instructions in an e-mail containing an offer.


All complaints made by a purchaser about the online store must be e-mailed to or submitted by calling. If the purchaser and the online store are not able to settle the dispute by agreement, the purchaser may contact the Consumer Dispute Committee. The Consumer Dispute Committee is competent to resolve disputes arising from a contract between a purchaser and the online store. The resolution of disputes by the Consumer Dispute Committee is free of charge for the purchaser.

A purchaser may also turn to the dispute resolution bodies of the European Union.
